What this is not. It is not a Structural Integrity Reserve Study and does not satisfy s. 718.112(2)(g), F.S. — that study requires the professionals the statute names and a visual inspection, and we do neither. It does not replace your reserve provider. It is an independent second set of arithmetic on the numbers you already have.

Who is ordering

The review is addressed to the association, not to you personally, and every member of the board and every owner may read and circulate it. Enter your own name and email as the contact we correspond with, and the association’s name below.

Who is invoiced

The invoice is issued to the association, in the association’s legal name, to the billing address you give here. Your own name above is recorded as the ordering contact and appears on the invoice as such — you are not personally liable for the amount.

The building

How this works — the numbers a board needs for an agenda
1. Price: $2,000 flat, per building. Not an hourly rate, not a range, not quoted per engagement. The same figure whatever your unit count.
2. Delivery: within 10 business days of the day we have your complete document set. When you submit this form we confirm the calendar date in writing, so you can put both the number and the date on a meeting agenda before anything is paid.
3. Circulation: unrestricted inside the association. Board, every owner, manager, auditor and association counsel may read, copy and attach it to the packet and the minutes. That licence is in the scope and in the disclaimer you will read on the next screen — not a promise made here only.
4. This form is not a checkout. There is no card field in this flow. Nothing is charged until the board approves the scope in writing; payment is then by invoice issued to the association in its legal name, at the billing address you gave above — not to you personally.
5. Payee: Sam Arora, sole proprietor, trading as CondoRiskFL. No remittance route is published yet — no cheque address, bank instruction or checkout link has been issued, and we will not invent one on this page. If no remittance route is published on your invoice page by the confirmed delivery date, nothing is owed and the engagement closes at no cost to the association.
6. Your packet is read by a person and is never sent to an AI service. That is enforced in this application, not promised in copy: a Board Reserve Review upload has no code path to an extraction engine. It is stored in a private directory, kept for as long as the review needs it, deleted automatically when the engagement ends, and deletable by you at any moment from a button on your own engagement page.
7. If we miss the confirmed delivery date the engagement is cancelled and anything paid is refunded in full. You may cancel at no cost any time before work begins.
8. The delivery date comes in two stages and we never blur them: a provisional calendar date on screen the moment you submit this form, computed on the stated assumption that the complete document set reaches us that day — and the confirmed date, fixed the day the complete set actually lands, which never moves again. The confirmed date is the one for the agenda.
9. You are contracting with Sam Arora, sole proprietor, trading as CondoRiskFL — one counterparty, named the same way everywhere on this site.
