Independent analysis of the records your condo association gave you
Commissioned report · One building

Know what the documents actually say — before you sign.

You're buying a Florida condo and the association handed you a stack of documents. We read what they sent you, independently re-run the numbers, and tell you in plain language what a careful buyer should understand — every point we take from your documents cited to the document and page it came from, and anything the packet does not contain reported as missing rather than given a citation it does not have.

$199 one building, one transaction · you approve the scope and the delivery date in writing first — nothing is billed until you do
Written from your documents, not templates Every figure taken from your documents cited to its source page Not an audit — an independent second read

On a condo or HOA board? This particular report is a buyer’s document: one named individual may rely on it, for one transaction, and it may not be circulated — so a treasurer cannot put it in the meeting packet or hand it to association counsel. The board product is the Board Reserve Review — $2,000, 10 business days, addressed to the association and circulatable in full. The method itself is published free at the worked example.

Who the report is for

The name you enter here is the one person who may rely on the report. It cannot be redistributed to or relied upon by anyone else, and it covers one transaction. Buying it for someone else? Enter their name, or ask us first at the contact form.

The building

Your contract deadline. We show you the delivery date on the next screen — if it does not beat this one, cancel at no cost rather than pay for a report that arrives too late.

How this works — and how you actually pay
1. This form is not a checkout. It opens a scope conversation. There is no card field anywhere in this flow and none is coming later in it.
2. We agree the scope of work and a delivery date in writing. Nothing is charged until you approve both.
3. Payment is then collected by an invoice emailed to you — not on this site. (A hosted-checkout rail is built into this app but is deliberately switched off until the operator enables it, so the invoice is the real and only route today.)
4. The report is written and signed by a person, so turnaround is the date in your approved scope — it is not instant. If it is not delivered within that window the engagement is cancelled and any amount paid is refunded in full.
5. You may cancel at no cost at any time before analysis begins.
6. Your uploaded documents are deleted automatically when the engagement ends, and you can delete them yourself at any moment from the button on your engagement page — it performs the deletion, it is not a request to a mailbox.

This is an independent, informational analysis of the records you provide — not an audit, and not legal, financial, engineering, or inspection advice. It is provided AS IS, must not be solely relied upon, and you should verify all material facts with licensed professionals. The full scope of work and disclaimer (including limitation of liability) appear on the next step; you approve before anything is billed.
